What challenges are buyers facing right now?
In challenging markets for buyers, it is very helpful for veteran agents like me to have years of friendships built with other realtors. Through networking with my trusted colleagues, I have been able to find my buyers and sellers some great off-market opportunities. I have also encouraged my buyers who have been waiting for interest rates to drop not to wait, as that will likely flood the market with more competition in a market already dealing with limited inventory. The cost to refinance later when rates drop is far less than the rising prices they would pay if supply and demand continue to drive prices up.
How does being actively involved in your business benefit your clients?
If a client hires me, I feel that I am who they should be dealing with as the main point of contact the majority of the time. I stay actively involved in all aspects of my business, including showings, open houses, negotiations, marketing and paperwork/contracts. There are many nuances to a successful transaction, and my 21 years of experience bring expertise that results in lucrative closings and happy clients!
Where does your passion for “rescuing” older homes come from?
I’ve always had an affinity for old homes. I find it fascinating to think about the families who have lived there previously and the memories they made. It saddens me to see how some older homes lose their luster. I watched this happen to my childhood home as my parents aged, and we contemplated selling it. It was a very unique midcentury post-and-beam, and most contractors wanted to level it and put up new construction. I decided to lovingly restore it, and it was so fulfilling to bring it back to life and preserve my happy childhood memories!
What is the key to building a successful relationship with clients?
Building successful relationships ultimately comes from making my clients profitable investments. I do my homework, and I have talked clients out of buying or selling if I didn’t think it was going to be a good financial move for them. In my 21 years of selling real estate, I have never had a client lose money on a home or building I sold them.
How do you stay involved and give back to the community?
I love the community and I’m grateful for how it has shaped my life! I support the local organizations and events whenever possible, and typically put on a few of my own events to bring the neighborhood together. I am a strong advocate for animal rescue, and my annual donation drive for Operation Santa Paws is my longest-running event to help animals in need.
Is there anything else you want to share?
I’d like to introduce my latest family member/Tina Smith Homes mascot, Winston, who we rescued in September! He was being abused on the streets of Downtown L.A., and a good Samaritan bartered with the abuser to relinquish him so they could take him to a rescue and find him a good home. Despite his challenging beginnings, he’s the sweetest soul that loves all dogs, cats, people and kids, and he’d love to meet you if you see us on a walk!
